business for a long time now...since 1994, in fact. Is that right?

Graham Marden (GM): Yes, that's correct.

CU: You specialize in floating homes - isn't that
an unusual area of specialization?

GM: Yes, it's very unusual... only a few real estate agents in the entire
Portland area actually do these types of real estate transactions on a frequent
basis. This type of transaction is very time-consuming, it's very tricky, and there
is a tremendous amount of work involved on the real estate agent's end. Much
more so than with a "normal", land-based transaction. So most real estate agents
won't even attempt to represent a home buyer who wants to purchase a floating
home - that's how tricky this area of specialization really is.

CU: What advice would you give to a person who is considering
purchasing a floating home or any type of home at all?

GM: I'd suggest they talk to a specialist about it first, and find out what's
involved, and know what questions to ask before actually buying one of these
unusual properties. In some cases, it might be smarter for them to consider buying
a land-based home. I also do land-based transactions. So I can help people with
single-family homes on land; condos, townhomes, etc. I have wide experience with
every type of residential real estate transaction in the Portland area. But floating
homes are very different - much trickier - and I suggest that people call me at
(503) 908-5995. I have vast experience in residential real estate of all types,
and I can answer their questions, and help them make the right decision.

CU: Are you available for this type of consultation, Graham -
and if so, does it cost anything to consult with you?

GM: I am available to discuss this, yes... as you know, I'm extremely busy
a great deal of the time these days, but I answer my cell phone whenever
I possibly can during business hours - unless I'm out with a client, showing
property, or closing a transaction - and if someone wants to set up a free

Graham. What's the biggest mistake that the average home buyer makes
when buying a floating home - or buying any type of home at all, for that matter?

GM: They see a home they think they like on the Internet, they call up the
listing agent, the listing agent shows them the home, and then they BUY IT right
away - without first securing the services of a qualified buyer's agent to fully
answer their questions, represent them, and help them
negotiate the terms of the purchase.

CU: So why is that such a big deal, Graham? Why is it smart to secure
the services of a buyer's agent, before you go home shopping?

GM: Saving money and time, and getting what you pay for - that's the bottom
line here... home buyers all over the country make this mistake - they buy a
home without first getting a qualified buyer's agent in their corner... and it
can turn into a living, breathing version of "The Money Pit" in a hurry.

CU: Why is that, Graham?

GM: Money lost in negotiating the actual purchase price of
the home, for one thing. The tendency for some people is to get
in a big hurry, once they see a home they think they really like - and
the average home buyer believes that they can negotiate a good
deal for themselves. And the average home buyer thinks this way,
even if they are plumbers by trade. A qualified buyer's agent can
negotiate a good deal for you and look out for your interests in the
bargain. That's their job - that's what I do... if I needed a plumber
I wouldn't try and do the job myself - I'd call a plumber. Same thing
applies here when purchasing a home - so it's absolutely critical to
get a qualified buyer's agent in your corner before you go home
shopping, in order to avoid all the hassles that
might arise by doing otherwise...

CU: I'm starting to see why not having a good
buyer's agent can cost you big bucks...

GM: Yep... I'm amazed when people don't use a buyer's agent. And
here's another thing to consider - not all real estate agents are the same,
in terms of ethics. Some cut corners. Some don't. Some hide the ball. Some
don't. In my personal case, whenever I am representing both the seller
AND the buyer, I represent both parties as a Disclosed Limited Agent,
and I owe both parties full disclosure, diligence and honesty throughout
the entire transaction - and I can only do this with the written permission of
both parties. My personal philosophy is to enter into every transaction
with the expectation that it's going to wind up as a win/win for both parties,
and in the end, nobody's left to feel as if they have been wronged. But
not all agents handle things in the same manner.  There are ethical
plumbers, and not-so-ethical plumbers. And the same holds true for
real estate agents, this is just a fact... in the end, unless you are certain
 that you are going to get a fair shake from the listing agent in question,
ALWAYS get professional representation in your corner.

CU: So getting an experienced specialist in your corner, who has done
hundreds of real estate transactions, in a specific area of real estate
specialization, is the smart way to go - I get that now. What's another
common move that inexperienced buyers make, that can cost them plenty?

GM: Working with a family member, or a friend, who is an unseasoned
real estate agent. This is a very, very common mistake. Let's say Mr. Smith
has a nephew who just got licensed as a real estate agent. Well, Mr. Smith
is a nice guy, and he wants to help his nephew out - "He's a smart kid, that
nephew of mine" - well, he may indeed be a smart kid, but he's a rookie. And it
doesn't matter how smart you are, the only way you are going to know how to
fight for your client, with all the possible ammunition at your disposal, is by having
EXPERIENCE. And many homebuyers get pressured by their friends or family
members, into using them, or those homebuyers feel obligated to use them,
because they want to help out that friend or that family member, and they
mistakenly think that, hey, one agent isn't really any better than another, and
I sure do like my friend or family member. Well, that's great, but most of
the time, if Mr. Smith uses that inexperienced nephew of his, that
nephew is going to make great, big, irreversible mistakes. That nephew
is not going to know what he needs to know, in order to look out for his
uncle, who is now his client. It's just not worth jeopardizing your relationship
with a family member or a friend, because this is one of the biggest
investments that most people will ever make during their lifetime.
ALWAYS work with an experienced, seasoned, specialist.

CU: So once again, it's back to having an
agent who knows what they are doing?

GM: Yep - you hit the nail right on the head, again, Chris.
Specialization and experience are the keys here. If you want the
best value when purchasing a home, choose someone who knows the
area, someone who is qualified to deal with the specific type of transaction
you are undertaking (condo purchase, floating home purchase, traditional
home purchase, whatever it might be) someone who is a top producer,
someone who can get you the most bang for the buck.

CU: Man. I didn't realize there were so many factors to think about - and
so many problems that can befall a person when buying a home... how can
I avoid all of these problems, Graham, if I'm thinking about
buying a floating home, or any type of home at all?

GM: Talk to a qualified buyer's agent... I happen to be one, as you know.
I've done hundreds of floating home transactions during my career and
hundreds in the "traditional" area of real estate - single family homes,
condos, and townhomes. If you want some straightforward advice
